  • RCC framed structure with RC foundations conforming to BIS.
  • Pre constructional Anti termite treatment will be provided under Foundation, external perimeter of the building as per BIS for the complete building.
  • 9” thick brick work for the outer wall 4 ½” thick brick work wall for the internal partition wall.
  • Ceiling height will be maintained at 10’.10” clear from FFL.
  • Internal walls will be finished with cement plaster and Wall putty with premium emulsion paint or equivalent.
  • The toilet walls will be finished with ceramic tiles of colour and size as suggested by the architect up to ceiling height. Trims and profiles in PVC will be used to protect the edges of the ceramic tile.
  • Wash area will be finished with ceramic tiles up to ceiling height.
  • Dado of 5’ height above the kitchen platform will be finished with ceramic tiles of suitable size as suggested by the architect.
  • Exterior faces of the building including the balconies will be finished with exterior grade emulsion texture paint – Asian Paints or equivalent as suggested by the architect.
  • CEILING
  • Ceiling areas of Living, Dining , Bedrooms and Kitchen will be finished with Cement plaster & Wall putty and painted with Premium emulsion. Ceiling areas of Toilets& other common areas will be finished with cement plaster and cement paint.
  • FLOOR FINISHES
  • Living, Dining & Bedrooms will be finished with imported Marble Slabs as suggested by the Architect.
  • Balcony, Utility & Toilets will be finished with Ceramic tiles of suitable size as suggested by the Architect. 4” height skirting matching the floor tile will be provided wherever required.
  • COMMON AREA FINISHES
  • Staircase & Lobbies will be finished with polished Granite slabs as suggested by the architect.
  • Stainless steel handrail will be provided in staircase areas as suggested by the Architect.
  • Lift Fascia will be finished with Granite Cladding as suggested by the architect.
  • Car parks will be finished with Granolithic flooring. Driveways will be finished with Cement Tiles as suggested by the Architect.
  • Counter top Platform (Dry fixing) will be finished with 18mm thick granite slabs 2’ wide at a height of 2’ 9” from the floor level and provided with Double Bowl Stainless steel sink. Sink cock will be provided.
  • Wash area will have Single bowl – Stainless steel sink.
  • Provision for fixing an Exhaust fan, chimney, Ceiling fan, Microwave, Fridge, Mixer, Grinder and Aqua guard, Dish Washer will be made.
  • MAIN DOOR SHUTTER 40mm thick teak wood panel door shutter and teak wood frame with bottom threshold and with necessary architrave – finished with Polyurethane Lacquer Paint. Godrej ultra lock or equivalent make will be provided.
  • BEDROOM DOOR SHUTTER 32mm thick flush shutter and teak wood frame or equivalent along with necessary architrave – finished with Enamel Paint. Godrej cylindrical locks or equivalent make will be provided.
  • TOILET DOOR SHUTTER 32mm flush shutter (BSPC) and teak wood frame or equivalent along with necessary architrave – finished with enamel Paint . Godrej Cylindrical locks or equivalent will be provided.
  • WINDOWS
  • UPVC openable windows from M/s. Fenesta or Equivalent with MS Security Grill.
  • FRENCH DOORS
  • UPVC Openable or sliding doors from M/s. Fenesta or Equivalent as suggseted by the architect.
  • All sanitary ware will be of KOHLER / JAGUAR or equivalent make – ‘White’ Color.
  • Wall hung closet with concealed cistern KOHLER / JAGUAR or equivalent will be provided in all toilets.
  • All toilets will have the new range of Wash basins as suggested by the architect.
  • All CP fittings will be of KOHLER/ JAGUAR or equivalent make.
  • Shower partitions using “Dorma” fittings or equivalent will be provided in all Toilets.
  • Overhead shower with diverter and spout will be provided in all toilets.
  • All toilets will have provision for connecting a Geyser, Exhaust fan.
  • Concealed insulated copper multi-strand wires in all apartments. Each apartment will be provided with distribution board having MCBs. All switches and sockets are of Anchor / Legrand make or Equivalent.
  • Necessary Light points, Fan point, 5 Amp points, 15/20 Amp points will be provided as suggested by the architect.
  • One no. of TV Jack / Telephone Jack / Internet Jack will be provided in all bedrooms, living and dining.
  • Lightning arrester will be provided as per consultant recommendations.
  • VRV system of Air Conditioner will be provided in Living / Dining and all bed rooms as suggested by the architect.
